St. Johns County splits cleanly in two: inland communities like Palencia, SilverLeaf and World Golf Village were built around their appliances, while the 32084 old town has kitchens that predate built-in equipment entirely and sit at the far edge of our working radius. ## What a technician checks first at an address here - **Which half of the county the address is in** — Inland new construction and the oceanfront old town fail in different ways, and the parts worth carrying on the van are different for each. - **The cabinet opening, measured** — In the old town this decides whether a replacement is even possible. We measure during the diagnostic rather than after an appliance has been ordered. - **Exposed stainless and condenser fins** — On the island side, chloride pits stainless locally and corrodes aluminium fins, so a condenser can lose capacity permanently rather than just needing cleaning. - **Hinges, fasteners and door square** — Salt seizes hinge pins and rounds out screw heads. A door that has to be forced ends up out of alignment, and a misaligned door is a gasket problem within a season. - **Model and serial before the first visit** — This is the far edge of the working radius. Knowing the exact revision decides whether the part rides out with us or costs you a second appointment. ## A county that fails two different ways St. Johns County does not have one appliance problem, it has two, and which one you have depends on how far you are from the ocean. Inland — Palencia, World Golf Village, King & Bear, Murabella, SilverLeaf and Julington Creek — is largely recent construction with well-specified kitchens. On the water, around Davis Shores, Camachee Island, Marsh Creek and Sea Colony in 32084, the housing is older, the exposure is harsher, and the constraints are physical. We plan the visit differently depending on which side of that line the address sits. ## Inland St. Johns: whole suites, installed together A recently built kitchen here usually holds a full set of built-ins: a refrigerator or a pair of columns, a dishwasher, one or two wall ovens, often a steam oven and a plumbed coffee system in the same run. They were commissioned in the same week, and they reach the same age together. That is why these houses tend to be silent for years and then produce two or three calls in one season, and it is why diagnosing more than one appliance on a single visit is usually the cheaper path for the homeowner. The other inland reality is distance. This is the far edge of a roughly 40-mile working radius, so a second trip costs a day rather than an hour. Model and serial number given at the booking is what decides whether a board, a seal kit or a drawer runner rides out with us the first time. Built-in equipment is revised through its production life and the correct part is frequently set by the serial rather than the model, so a photograph of the data plate is worth more than a description. One local note worth correcting: the World Golf Hall of Fame relocated to Pinehurst, North Carolina in 2024. World Golf Village the community is still very much here, and so are its kitchens. ## The 32084 coast: chloride and old openings Davis Shores sits across the Bridge of Lions on Anastasia Island. Camachee Island is on the Tolomato at the north end of town. Marsh Creek and Sea Colony are on the Anastasia side as well. All of it is inside 32084, one of the coastal ZIPs where airborne salt is a daily load rather than an occasional event. What chloride does is a materials problem rather than a refrigeration one. It locally breaks down the passive oxide film that makes stainless corrosion-resistant, so you get pitting and rust bloom instead of even tarnish. It sets up galvanic corrosion wherever two different metals meet, which seizes hinge pins and rounds out fasteners until a door will not close square — and a refrigerator door that does not seal square in this humidity is a condensation and gasket-mould problem within a season. And it eats the aluminium fin stacks on condensers, so outdoor refrigeration and ice machines lose capacity through the summer. Rinsing exposed stainless and condenser fins with fresh water monthly is the single most effective thing an owner on the island side can do. Rain does not do it for you — it dissolves deposited salt and carries it into seams. ## The old town's other constraint St. Augustine's older housing carries the same retrofit problem we see in Jacksonville's historic neighbourhoods, and often a sharper version of it. Kitchens were laid out long before built-in appliances existed. Openings are undersized against current dimensions and shallow as often as they are narrow, dedicated circuits were never installed, and the route from the street to the kitchen is not always wide enough for the appliance that has to travel it. That makes the measurement part of the diagnostic rather than an afterthought. When replacement is the honest recommendation, the opening decides what fits, and the access route decides how it gets there.
